Common questions

Why isn't a mortgage calculator enough for investment properties?
Mortgage calculators are designed for primary residence purchases where the key question is "can I afford this payment?" Investment property financing — especially DSCR loans, hard money, and bridge financing — uses entirely different criteria. Lenders evaluate the deal's income potential and debt coverage, not just your ability to make a payment. A calculator that shows an affordable payment says nothing about whether a lender will actually fund the deal.
What is DSCR and why does it matter?
DSCR stands for Debt Service Coverage Ratio — the ratio of a property's annual rental income to its annual debt payments. Most DSCR lenders require a minimum of 1.0 to 1.25. A deal with a DSCR below this threshold will be declined regardless of your personal credit score. Mortgage calculators don't calculate DSCR. Underlytix does it automatically.
