No. Underlytix is not a lender, broker, or mortgage originator. We are a pre-application intelligence platform — we analyze deal scenarios against real lending criteria before any lender interaction takes place. We do not originate loans, issue preapprovals, or guarantee financing. All financing decisions are made by lenders through their own underwriting process.
How is this different from a mortgage calculator?
A mortgage calculator estimates a monthly payment. Underlytix analyzes whether a specific buyer or deal scenario is likely to meet actual lender underwriting criteria — including DTI limits, LTV thresholds, credit minimums, reserve requirements, loan type matching, and full PITIA calculation. When a scenario doesn't qualify, we calculate the exact remediation path: which debt to pay off, what co-borrower income is needed, or what price reduction closes the gap.
What does the Capital Readiness Score mean?
The Capital Readiness Score reflects how well a deal or buyer scenario aligns with the lending criteria typically required for the most likely loan type. Strong Alignment means the scenario meets standard criteria and is ready to present to lenders. Needs Review means one or more factors require attention before approaching a lender. Low Compatibility means significant changes are needed — and we'll tell you exactly what those are.
How does the realtor prequalification work?
Realtors describe their client's situation in plain language — income, credit range, purchase price, down payment, debts, and property type. The AI asks clarifying questions if anything is missing, calculates full PITIA (principal, interest, taxes, insurance, and HOA), and runs the scenario against underwriting parameters for the most likely loan type. The result is a Capital Readiness Score with a full breakdown — and if the client doesn't qualify, three specific paths to get them there.
Is my client's information shared with lenders automatically?
No. Client information is never shared without your explicit action. After a prequalification runs, you choose whether to submit the scenario to our lender network using the "Find Matching Lenders" button. That submission requires you to confirm your client's name, contact information, and their consent. Nothing is sent automatically.
How do lenders use the platform?
Lenders in the Underlytix network receive pre-screened deal scenarios that have already been run through the Capital Readiness engine. They can review the scenario details, fundability score, borrower profile, and DTI analysis before deciding whether to pursue the deal. This reduces the time lenders spend reviewing unqualified leads and improves the quality of deals in their pipeline.
Does Underlytix guarantee loan approval?
No. Underlytix results are based solely on the information provided and do not constitute a commitment to lend, a preapproval, or a guarantee of financing. All loan approvals are subject to full lender underwriting, credit review, income verification, appraisal, and final lender decision. Underlytix is a pre-application screening tool, not a lending decision system.
What does the 14-day free trial include?
Realtors get full access to the prequalification engine for 14 days at no cost — no credit card required.
